Town Planning in Design
We see town planning as part of the design process. Site planning guided by Local Environmental Plans (LEPs) and Development Control Plans (DCPs) informs all our design work. Understanding these planning controls is key, especially when determining if a project can get a Complying Development Certificate (CDC). This CDC is a fast-track approval process for residential, commercial and industrial developments, so it’s a big deal for projects that need to get approval quickly.
Heritage and Environmental
In addition to site and town planning, our services include environmental and heritage assessments. We do BASIX (Building Sustainability Index) certificates and calculations to ensure sustainability compliance. We also prepare Statements of Environmental Effects (SEEs) to show how proposed developments will impact the surrounding environment.
Heritage is a big part of our planning services, especially in Sydney’s inner suburbs, where conservation areas and heritage-listed properties are common. We produce detailed Statements of Heritage Impact, also known as Heritage Impact Statements, to assess the impact of new developments on historical sites. When required for authority approvals, we do street and massing analysis, which may include sight-line analysis and shadow diagrams to support Development Applications (DAs).
